How are we the best Property Management company in Auckland?  Our overheads are low and our portfolios are relatively small so that we can offer you an attentive service. Also, we are prepared to listen to your needs and offer you a package that suits.  

We have prepared 3 property management packages to best cover the usual services, but feel free to discuss your individual needs as well as we can often cater our service to your specific requirements. We use Palace software - the best on offer to organise and communicate directly with tenants and landlords. Statements and end of year financial reports are included saving you time and money with further accounting costs. An online account is available at any time to view all transactions.

Property maintenance is our forte, we specialise in the care of your property, from appraising your rental to selecting tenants and signing them up, collecting rent, maintenance, inspections and sorting out any bumps along the way. Good management should always include inspections and we would also suggest full landlord insurance to mitigate any willful damage by bad tenants.

Healthy Homes Statements

There are a lot of legal changes happening in the NZ rental market. The Healthy Homes schedule is underway and a Statement of Intent is now required with all new tenancy agreements. This basically just states that you understand and will comply with Healthy Homes when you must. The most common question one my landlords are asking is “what and who is Healthy Homes” and “how does it affect me as a landlord?” You can think of it like a warrant of fitness for houses and just like a WOF there will be relative fines for not being compliant administered from the government body Tenancy Services. It affects almost all landlords, even new homes are not all built with renting in mind. BUT DONT WORRY! Its all just a process and there is time to get it into order. By July 2021 you will need to know where your rental property is already compliant and where it needs upgrading. Even if its not currently compliant you should provide this Healthy Homes Statement with all new/renewed tenancy agreements. After July 2021 if your tenants either re-sign into another fixed term or you get new tenants, you will get 90 days to do the works required to be Healthy Homes compliant. Which is why it makes sense to get quotes and work orders done now. Otherwise, if your tenants are settled in on a periodic tenancy you have till 2024 to get works done. The Rent Place can assist by providing this report or Healthy Homes Statement.

Inspections

We can assist in providing a detailed property inspection report for Auckland Rentals.

We will arrange access with the tenant, perform the inspection and take note of damage. We take many photos and compile a .pdf report to send to you the owner within 3 working days. Hassle free digital storage that meets your landlord insurance responsibilities. This report is for information only.  If there are issues around responsibility, it is between the landlord and the tenant to resolve. Although we are property professionals we are not qualified builders and this report is not to be used for purposes other than as a tenancy inspection. We will do a comprehensive check of the property and make suggestions - but should any part be missed that results in further damage to the property The Rent Place and its agents will in no way be liable.

Pricing Options

Full Move Out/Move In Inspection or both.

Cost $180 - $250 (both move out inspection and move in key delivery) + GST

Move out - arrange access, perform Inspection, receive keys, send report to owner - $180 .Move in - arrange time/date, perform inspection, hand over keys, email report to new tenant - both $250. Discount for clients using the Casual Letting service as well.

Routine Inspections

Cost $120 + GST

Same .pdf report but based on prior report findings. Less complete than the full initial report but plenty of photos and indications to tenant damage or wear and tear since the last inspection. For a full year package deal look to our Bronze Package - Inspections only for a good discount.

Methamphetamine Testing

Finding out your property has been damaged by Methamphetamine use can be devastating. It devalues the property dramatically and makes it difficult to rent or sell in the future. There is talk that soon Methamphetamine testing and reporting will be compulsory. Currently the government is discussing what level of positive result is still considered safe. If you are renting out a property for the first time it makes sense to provide a negative meth report. Then, after each tenant test again. This provides a clear path of responsibility. If there is a positive reading you will know who to pursue for responsibility and your insurance cover should be sound. Otherwise, the most important factor to consider right now is to check your insurance policies! Make sure your provider will cover for Meth damages from an unknown source, then if the worst case scenario arises and a test provides a positive result you will be able to get it resolved under insurance cover.

Methamphetamine Sample Assessment -

1- 5 swabs (1 bedroom House) $180 + GST

6-10 swabs (2-3 bedroom house) $250 + GST

11-15 swabs (4-6 bedroom house) $320 + GST

The service will include a site visit and testing materials. Direction will be provided on how to remedy positive results.

Rental Maintenance and Renovations

Potentially, there could be a better profit margin in your investment property. By lifting the general quality and appearance of the home- you could bring in a better rent with more agreeable rent rises. Often, its just too much work for a busy landlord!

We can provide quotes and rental appraisals to best maximise your investment profit and we manage all aspects of the renovation ourselves including quality control. Don't forget that at the end of the day any improvements add re-sale value to your property too.

When a full property inspection is ordered first we can provide a detailed digital report to all our clients outlining the wear and tear on the home, what needs immediate repair, what to save for in the future, and what improvements could bring in more rent.

All properties need maintenance.  Some issues cost less to deal with immediately - for example water damage. Remember, all housing materials degrade - you should take note of how old your chattels are and when they will need replacing especially when looking to purchase a rental property. This will help you plan your expected expenditure each year and for the term of your investment.

Tenants require a healthy, safe home. If the home you rent out is executive quality - Tenancy Court will likely advise upkeep of that same quality as well. Another point to remember - no matter what the rent is tenants are not expected to live in an unhealthy or especially unsafe home. So instead of losing rental income keep on top of it. We offer experienced advice and always consider the landlord in the process.

With gold tier management, organising maintenance is included in the management fee - so no further costs! We can however, provide casual maintenance services for bigger jobs and with expert project management even for clients who choose to manage their own properties.
