Casual Letting

Well times have changed and now its accepted that the landlord should pay for the service of finding a tenant. The Rent Place has set that letting service fee to $550 + GST regardless of the rental income for the first casual let and only $500 + GST for repeat customers. We feel that’s fair in consideration of the costs and work involved.

Included: 3 site visits, 1 x credit check, Trade Me advertising, Viewing Tracker/Tenancy Tracker software, quality photos, administration, travel and office costs! It will still save you valuable time and effort. Extra visits/ads/credit checks can be added at cost. Discounted move in inspection report.

The Process - Rent Place’s standards and guarantees

The best results are gained when you can come to us as soon as your tenant gives notice and before you pay for your own advertising. Having the listing from the start gives us the best ability to follow up on ALL the enquiries. We can also accurately assess the enquiry rate and react accordingly. The best advertising results on Trade Me are in the first week.

Once you have read the Landlords Responsibilities below and agree, please fill in and return the Property Letting Authority form at the bottom of this page. The Rent Place will return an invoice to you with payment details. 50% of this set fee will be required before any advertising is put in place. This is a non-refundable deposit that covers the costs involved with the service. All applicants paperwork remains the property of the Rent Place Ltd until the remainder of the invoice is paid in full.

Once the Authority form is completed we can either come along to meet you, collect a key and view the property or arrange advertising and access immediately if good quality photos are already available. If needed we can take some wide angle zoom photos for advertising. Visiting the site for a photo shoot is considered a site visit but can otherwise be done at the first viewing.

We advertise the property on Trade Me, Facebook and via our Rentplace Website. We arrange access and hold Open Homes, take applications and present the outcome to you for selection.

If you select an applicant, we reference check them, including 1 free credit check, communicate everything to you and then with permission sign them up with a tenancy agreement. Rent and Bond will go directly to you via the supplied Rental Account.

Once the remainder of the let fee has been received we will hand all the paperwork and tenant details over to you to arrange the move in and lodge the bond. It is expected you will lodge the bond within 23 days of receiving it, as is Tenancy Law. Ypou must also return a signed agreement to the tenant including an insulation statement and Healthy Homes Statement.

  • We will always notify you if we are entering the property, or arrange reasonable access with the existing tenant.

  • We have a tenancy agreement that can have special conditions added to it, however we are also happy to use your existing agreement. Please remember that an agreement is only enforceable if it's tenancy law as per the Residential Tenancy Act.

  • We check with past landlords for a verbal reference and confirm working references . We will also provide a TINZ credit check for your selected applicant which along with a good credit history tells us if this person has any past Tenancy Tribunal issues. We collect a digital copy of the applicants ID

Good Quality Photos

Using good quality relevant photos in your advertising can definitely attract more enquiries. If you want to have the best choice of available tenants out there you simply have to have good advertising. Bad photos can be frustrating for applicants scrolling through trying to find an appealing property that suits their needs. Alternatively, photos that don't represent the house in its current state just waste valuable time. We take photos with quality camera gear including wide angle lens to capture even the smallest of rooms. We show all parts of the house in the best light and so our enquiry rate is consistent and direct. Applicants are aware of what they are booking in to see and often make comment on how refreshing it is to be able to accurately assess the property from the advertising photos. We aren't professional photographers but we do include these photos free of charge with our advertising, the photos do remain the property of The Rent Place but can be easily utilised for the next tenant search if you come back to us.

Landlords Responsibilities

We have many satisfied landlords return to use our casual letting service. If you would like to know more about our Casual Letting please complete the attached Property Letting Authority form and a letting agent will make contact with you directly. We expect our Landlord’s to uphold the following:

To complete the Letting Authority Form to the best of your knowledge

To not charge the incoming tenants any letting type service fees.

To notify any tenants that The Rent Place will be directing the viewings.

To reconcile any rents/bonds and to lodge the bond within 23 days of receipt.

To organise the move out/move in inspections and any meter reads.

Use appropriate due notice for any access to the property, sale of the property or to end a tenancy for any reason.

Although all consideration is taken - The Rent Place takes no financial responsibility for any loss of rent, default of payment or damage to the property during the letting period or by any tenants arranged by The Rent Place.
